Our first step during any listing process, is to offer a comprehensive sellers consultation, during which we review market condition, estimated market value, idiosyncrasies in each property, estimated days on market, buyer profile and marketing plans. 

Our goal is to provide each seller with the right tools and relevant  information to price, prepare, present and sell their property as smoothly as possible.

Preparation of Property

Once a listing price and strategy has been decided, we will begin preparing the property to come to market. Every property is unique and will have its own needs prior to photography and showings – most commonly we will start with a consultation with a stager/interior designer to plan for any painting, repairs, furniture removal and staging furniture to be brought into the suite.

Staging

Staging is a paramount part of our listing process, with 80% of prospective buyers not able to visualize a home as their own when a property is vacant, or when personalized to a seller. Our process begins with a consultation between our design team, walking through the property to make various suggestions on how to modify the property, aiming to create a product that is most marketable to your target buyer. This will change from property to property, as the end purchaser is always kept in mind when altering a property. 

The staging process from start to finish is set up and paid for by us – we will never ask our sellers to pay for staging, or any other part of our marketing package, as we believe it is an integral part of the listing process, furthering our trust and partnership with our sellers.
